DENIED VISA CANCELLATION • If you are denied a VISA and as a result cannot enter the UK to partake in your University degree, then you can cancel your booking with no obligation to the Tenancy Agreement, so long as evidence of the VISA denial is sent to AXO Student Living within 48 hours of the letter/correspondence date. On receipt of the required documentation it will be verified and, provided AXO Student Living are satisfied, AXO Student Living will cancel your Tenancy Agreement and refund any advance rent paid in full.

COOLING OFF PERIOD • Unless you have already collected the keys to the accommodation, you may cancel your booking in writing via your online portal and through the AXO Hub, at any time during the 7 days after AXO Student Living send you an email confirming your booking is complete (the ‘’7 Day Cooling-Off Period’’). If you do that, you will not be charged and AXO Student Living will return any Advance Rent Payments you have made.

NO PLACE NO PAY – APPLICABLE TO 1ST YEAR STUDENTS ONLY • If you are a prospective first year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving their required entry grades, you may be eligible to be released from your Tenancy Agreement. You may also be eligible to be released from the Tenancy Agreement if you are a prospective first year undergraduate student choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply AXO Student Living with a copy of: o A written rejection letter from your chosen university/college or a screen shot of your UCAS status which confirms that the required results were not achieved; or o A copy of the proof of acceptance of your new university by UCAS adjustment • These document(s) should be received by AXO Student Living within 7 calendar days from the date your results are published. Please complete our Cancellation Form via the AXO Hub with your documents. On receipt of the required documentation, it will be verified and, provided AXO Student Living are satisfied, AXO Student Living will cancel your Tenancy Agreement and refund any advance rent paid in full.

To be considered a replacement Tenant, the individual would need to be a suitable student in full time education, who is eligible to book an AXO Student Living room in the usual way. • Please note – for short stay bookings, the 7-day cooling-off period does not apply. Cancellation policies may vary, so please refer to your tenancy agreement or booking confirmation email for the applicable terms. REPLACEMENT TENANTS – BEFORE YOUR TENANCY START DATE HAS OCCURRED • If you are outside the 7 day cooling off period and have proposed a replacement tenant prior to your Tenancy Start Date, AXO Student Living has complete discretion as to whether it: o Accepts the proposed replacement Tenant and agrees to a Deed of Assignment with them; o Places the room back on general sales; or o Allocates the room to an alternative student on a waiting list to enter into a Tenancy Agreement. • If AXO Student Living enter inro a new agreement with a new student AXO Student Living will release you from your Tenancy Agreement once the cooling off period has expired.
