[Apartment Lease Period] The lease term starts at 12 months.

Update to Maintenance Fee Structure (Effective 1 January 2026) Please be informed that starting 1 January 2026, the *updated maintenance fee structure will apply to all room and tenancy agreements generated on or after 1 January 2026.* Existing tenancies under the current TA will not be affected. [Move-in Cut-off Time] Please be informed that due to condominium management policies, not all condos allow night move-ins, including self check-in or check-in without an access card. Hence, tenants must pay attention to the following: *1) The apartment handover team cut-off time for move-in assistance is 7:00 PM* 2) If a tenant arrives in Singapore at 7:00PM or after 7:00 PM, move-in can only be arranged on the next day To avoid any misunderstanding or dispute, tenants must pay attention to the above check-in time restrictions after the room is booked, especially before flight tickets are confirmed.
[Apartment Features] Fully furnished, move in with your bag. The surrounding facilities are complete and the transportation is convenient.
[Booking Notice] 1) If the tenant is unable to move in as scheduled, the deposit paid at the time of booking will be fully deducted; When paying the first installment of rent, the deposit will be converted into a deposit. If the student has already moved in but has not fulfilled the entire lease term, the deposit will not be refunded. 2) Adopting the concept of shared space, roommates may be of different genders (mixed gender) or nationalities. Booking represents acceptance. 3) This lease agreement is for a fixed term. If the lessee decides to terminate this agreement before its expiration, the security deposit will be forfeited. In this case, the tenant is responsible for repaying the commission paid to the company agent and its representatives in proportion to the remaining unfulfilled period. 4) Monthly rent, security deposit, prepaid rent, excess utilities, manual repairs or any part thereof shall remain unpaid and shall be subject to a 10% late fee after two days.
[INTERNET EQUIPMENT AND NETWORK WIRING] Tenants shall not touch, move, modify, disconnect, reconnect, or otherwise interfere with any internet or Wi-Fi equipment within the premises, including but not limited to routers, modems, network cables, ports, switches, or any related wiring infrastructure. Any such action will be considered unauthorized tampering. To ensure stable connectivity for all occupants, tenants are strictly prohibited from rearranging, adding, removing, or relocating any network cables or equipment. If any internet connectivity issues arise due to unauthorized tampering, and a technician is required to attend the premises for investigation or rectification, a service charge of S$218 will apply. Where the responsible tenant cannot be reasonably identified, the service charge and any associated rectification costs may be apportioned and recovered from all tenants residing in the unit at the time of the incident. Such charges shall be payable upon demand.
