Property Description: After on-site inspection and confirmation of all registration certificates and building ledgers, a contract will be signed based on the current condition of the facilities.

-The tenant is responsible for maintaining the leased property in its original condition until the expiry date. Damage to consumables will be repaired and used at the rental fee. The landlord will be responsible for repairing any malfunctions or damage to the building's facilities caused by the tenant's negligence.

-The provided amenities include air conditioning, washing machine, refrigerator, induction cooker, shoe cabinet, and bed. The tenant will be compensated for any damage.

The management fee is 50,000 KRW (for building cleaning). Public electricity, septic tank cleaning, water and electricity fees (including internet/TV) will be paid monthly in advance.

The tenant agrees to bear the monthly electricity and gas bills alone.

A check-out cleaning fee of 100,000 KRW is required and will be payable upon check-out. The landlord must complete the pre-occupancy cleaning before the tenant moves in.

The landlord agrees that the tenant must submit a move-in declaration for this agreement and obtain a confirmed date.

The tenant is prohibited from smoking indoors or keeping pets in the leased property. Nailing on the walls is prohibited; violators will be obligated to restore the property to its original condition.

The contract term is two years. The tenant must notify the landlord of any intention to renew three months prior to the expiry date. If the tenant moves out within the contract term, a new tenant must be found, and the landlord will bear the agency fees.

The landlord agrees not to establish any additional rights, such as mortgages, within two business days after the final payment date. If any rights are established, the contract will be cancelled and the deposit will be fully refunded.

Other matters will be handled in accordance with the Civil Code Rental Protection Act and general practices for real estate lease contracts.
