Room Number: 204 Security Deposit: 10 million KRW Monthly Rent: 800,000 KRW + 50,000 KRW (Includes water and internet) Lease Term: 10 months Property Description: If the intent to proceed with the contract is withdrawn due to the actions of either party, the prospective tenant shall forfeit the deposit already paid. The landlord proposes that the corresponding deposit be refunded on an installment basis. - The tenant is responsible for maintaining the leased premises in their original condition until the expiration date of the contract. If damage occurs through the use of consumables, the tenant shall bear the repair costs; however, the landlord shall be responsible for repairing any malfunctions or damage to the building's facilities resulting from natural aging or causes for which the tenant is not at fault. The tenant must provide the landlord with advance notice—at least two months prior to the expiration of the lease term—regarding whether they intend to vacate the premises. Failure to do so shall be deemed as an implied renewal of the contract. If the tenant vacates the premises prior to the expiration of the contract term, they must move out once a successor tenant has been secured and shall be responsible for covering the landlord's real estate agency fees. - The landlord shall return the security deposit to the tenant on the day the lease contract expires (specifically, January 22, 2027, in the event of vacating upon expiration). The monthly management fee is 50,000 KRW (inclusive of water and internet charges) and is to be paid concurrently with the monthly rent. Electricity and gas charges are to be paid separately by the tenant. Smoking is strictly prohibited indoors, and keeping pets is not permitted. Upon vacating the premises, the tenant shall be responsible for a cleaning fee of 100,000 KRW. The tenant must refrain from engaging in any activities that may generate noise during late-night hours and is not permitted to park on the premises. All other matters shall be handled in accordance with the Civil Act, relevant tenancy protection laws, and general customary practices regarding real estate lease contracts.
