Best Areas for Student Accommodation in Tokyo

Tokyo has 23 special wards and numerous cities, towns, and villages, each offering distinct environmental characteristics and atmospheres. uhomes.com's BD specializes in helping international students in Tokyo, Japan. The following guide bypasses overpriced business districts (such as Chiyoda) and focuses on realistic, popular neighborhoods in Tokyo where students actually live. We've broken down the best areas by university access, budget, and lifestyle, including estimated rent for a standard student apartment (1R/1K, roughly 15-25 m²).

1. Shinjuku Ward: Takadanobaba & Waseda Area

Best for: Students from Waseda University, students from nearby Japanese language schools, and others who enjoy a lively campus atmosphere.

The busy area around Shinjuku Station isn't best suitable for students, but Waseda University and Takadanobaba are the most renowned student hub in Tokyo, and the entire community's ecosystem is built around the daily needs of students.

  • "Grade B Delicacies" Paradise: Throughout the district, there are numerous affordable set meal restaurants, ramen shops, and izakayas catering to student budgets. A meal can be had for just a few hundred yen.
  • Student social life: Abundant affordable karaoke facilities and inexpensive coffee shops suitable for group discussions.
  • Living convenience: There are large supermarkets (such as SEIYU) and many discount stores in the area, meeting the needs for low-cost living.

Transport: Takadanobaba Station connects the JR Yamanote Line, Seibu Shinjuku Line, and Tozai Subway Line, offering incredible access to the rest of Tokyo.

Estimated Monthly Rent (1K Apartment): ¥85,000 - ¥110,000

2. Toshima Ward: Ikebukuro & Otsuka Area

Best for: Students at Rikkyo University and Teikyo Heisei University, and anyone seeking maximum transportation convenience and urban living.

Ikebukuro is not merely a commercial center; for international students, it is the most convenient base for daily life. Compared to the expensive department stores, students rely more on the extremely well-developed affordable living network here.
Chinese cuisine and products: The northern entrance of Chiba Park is known as the "New Chinese Street", featuring the densest cluster of authentic and affordable Chinese restaurants and large-scale Chinese product stores in Tokyo. This has greatly met the "Chinese stomach" needs and daily purchasing demands of Chinese students.
Shopping convenience: With large appliance stores (Bic Camera, Yamada Denki), Don Quijote and numerous drugstores, it is the top choice for purchasing daily necessities and discounted items.
Recreational activities: There are a large number of entertainment facilities catering to young people in the vicinity, such as cinemas, game centers and Round1.
If you prefer a quieter environment, Otsuka, just one stop away, retains the serene atmosphere of old Tokyo while offering the convenience of the Yamanote Line, and the rent is also more favorable.

Transport: Direct access to major hubs on the Yamanote, Saikyo, and subway lines.

Estimated Monthly Rent (1K Apartment):

Ikebukuro Station area: ¥90,000 - ¥120,000

Otsuka/Sugamo area: ¥80,000 - ¥100,000

3. Nakano & Suginami Wards: Koenji & Nakano Area

Best for: Students at Meiji University (Nakano/Izumi campuses), artsy types, and those seeking a unique, community-focused lifestyle west of the city center.

Located just west of Shinjuku along the JR Chuo Line, Nakano and Koenji are beloved for their relaxed atmospheres. They are incredibly popular with young Japanese people and students.

Nakano is famous for Nakano Broadway, a haven for anime, manga, and collectibles. The area around the station is bustling with a huge covered shopping arcade full of cheap groceries and daily necessities.

Koenji (in Suginami Ward) is famous as the center of Tokyo's vintage clothing scene, punk rock music, and vibrant local festivals. It has a bohemian, laid-back vibe with countless unique cafes, bars, and live music venues.

Transport: Only about 5-8 minutes via the JR Chuo Rapid Line to Shinjuku Station.

Estimated Monthly Rent (1K Apartment): ¥75,000 - ¥95,000

4. Taito & Arakawa Wards: Ueno, Asakusa & Nippori Areas

Best for: Students at Tokyo University of the Arts, University of Tokyo (Hongo Campus), and budget-conscious students looking for cheap student housing in Tokyo.

If your primary concern is budget, the eastern side of Tokyo, known as "Shitamachi" (the old downtown), is your best bet. Areas like Ueno, Asakusa (Taito Ward), and Nippori (Arakawa Ward) offer some of the lowest rents within the 23 wards.

This area is rich in history and culture, home to Senso-ji Temple, Ueno Park with its museums and zoo, and the Yanaka Ginza traditional street. Although older, these areas are highly connected.

Transport: Nippori Station is particularly strategic, offering direct access to Narita Airport via the Skyliner and the Yamanote Line, and a short bike ride to UTokyo's main campus. Some areas near major tourist destinations, such as Asakusa, can become very crowded with visitors.

Estimated Monthly Rent (1K Apartment): ¥70,000 - ¥90,000

The Hongo and Jimbocho area is the heart of Tokyo’s academic district. Here, students can enjoy a peaceful atmosphere surrounded by bookstores, cozy cafes, and quiet streets perfect for studying. Jimbocho, known as Tokyo’s “Book Town,” is full of second-hand bookstores and small libraries, making it ideal for students who love reading and research. The neighbourhood combines the convenience of central Tokyo with a calm, scholarly vibe, offering a balance between city life and study-friendly tranquillity.

Transport: This area is served by multiple subway lines, including the Marunouchi, Hibiya, and Chiyoda Lines, making commuting to other parts of Tokyo, as well as to Shinjuku and Shibuya.

Estimated Monthly Rent (1K apartments): ¥95,000–¥120,000

Considerations for Choosing Tokyo Student Accommodation

Finding the right Tokyo student accommodation involves balancing budget, convenience, and lifestyle. Here’s what you need to weigh.

Budget

When choosing student accommodation in Tokyo, it’s important to look beyond the monthly rent and understand the true cost of moving in. In 2026, monthly rent typically falls between ¥70,000 and ¥110,000 for a private room or studio in the Tokyo metropolitan area. Rooms in shared houses are generally more affordable, often ranging from ¥55,000 to ¥85,000, and usually come furnished.

Upfront costs

Traditional private apartments may still require 4–6 months’ rent upfront, covering deposit, key money, agency fees, and the first month’s rent. However, this is no longer the only option for students. Many purpose-built student halls and shared houses now offer “Zero-Zero” or low upfront cost plans, where deposit and key money are waived, reducing move-in costs to as little as 1–2 months’ rent. You can contact our consultants for more details.

Utilities

Utilities and internet are another key consideration. In traditional student apartments in Tokyo, gas, electricity, water, and Wi-Fi are usually paid separately and can add ¥8,000–¥15,000 per month. In contrast, many student accommodation and share houses offer all-inclusive rent, making monthly expenses more predictable.

Location & Commute

Aim for a total commute under 45 minutes, including walking. Living near major lines like Yamanote or Chuo-Sobu makes getting around easier. Choose a quiet neighborhood like Bunkyo or a lively district like Shinjuku depending on your lifestyle.

Accommodation Type

In Tokyo, students' accommodation choices show a clear distribution: about 35%-45% of students choose private apartments in exchange for completely independent living, many of which are fully furnished for convenience; another 25%-35% of students prefer shared houses, which are not only mostly furnished and include utilities, but also have a lively social atmosphere, making them a preferred transitional option for many; while university dormitories, which account for about 20%-30%, are inexpensive and conveniently located but are highly competitive due to limited spots and require adherence to relatively strict collective rules.

Contract & Guarantor

Check minimum stay, guest rules, and lease length—many international-friendly places allow shorter leases. A guarantor is usually needed, but schools or uhomes.com can help.

Living Conditions & Amenities

Check what’s included: AC, fridge, washer. Note if kitchen or bath is private or shared. South-facing rooms get better sunlight and ventilation.

Safety & Security

Look for auto-lock buildings, cameras, and secure mailboxes. Bunkyo, Meguro, and Edogawa are very safe, and consider night-time safety if returning late.

Room Types of Student Apartments for Rent in Tokyo

Student apartments in Tokyo usually use abbreviations like 1R, 1K, 1DK, and 1LDK to represent the total number and types of rooms in the apartment. Japanese student apartments generally include a bathroom and kitchen, so these facilities are not specifically listed in the room type abbreviations. Here is an introduction to 1R, 1K, 1DK, and 1LDK.

  • 1R (Room) - The most compact studio apartments (13-20㎡) with no separation between kitchen and living space. Typically, 1R’s kitchens are very small and narrow, featuring only a stove, a sink, and limited food preparation space, and may not have sufficient room for a refrigerator. Besides, most smaller 1R apartments lack built-in closets or wardrobes. A 1R apartment is best for budget-conscious individuals who rarely cook.

  • 1K (Kitchen) – 1K apartments for rent in Tokyo (13-25㎡) feature a kitchen separated from the main room by a door or wall. For apartments of the same size, a 1K typically has a higher rent than a 1R apartment. It is ideal for those who cook regularly.

  • 1DK (Dining + Kitchen) – Two-room apartments (25-30㎡) with a separate bedroom and dining/kitchen area. The bathroom and toilet in a 1DK may be separate, or if the apartment is smaller, they may be combined into a single bathroom. Most 1DKs feature some built-in closets (wardrobes) and have additional storage space. 1DK is suitable for couples or individuals with more belongings who need distinct spaces.

  • 1LDK (Living + Dining + Kitchen) - The most spacious single-bedroom configuration (23-35㎡) with a separate bedroom and large living/dining/kitchen area. Generally, the average rent for a 1LDK apartment is higher than other types mentioned above. Thus, 1LDK is suitable for students seeking a comfortable and spacious space, even allowing you to purchase some stylish furniture to add a touch to your home.

Cost of Living in Tokyo

The average monthly cost of living for a student in Tokyo is around ¥158,000-¥180,000 (exclude tuition), which can vary significantly based on lifestyle and accommodation choice. The expenses include rent, food, transportation, utilities and miscellaneous costs. Rent of your Tokyo student accommodation is a major factor.

Here are some items’ estimated monthly expenses:

  • Rent: ¥30,000–¥80,000/month
  • Tuition:

Language school: ¥600,000 - ¥800,000/year

Public universities: ¥535,800/year

Private universities: ¥600,000-¥2,200,000/year

  • Food: ¥20,000–¥35,000/month
  • Transportation: ¥8,000–¥40,000/month
  • Utilities (electricity, gas, water, internet): ¥13,000
  • Internet: ¥4,000
  • Personal expenses and entertainment: ¥3,000–¥12,000
  • School supplies: ¥3,000–¥10,000

Money-saving tips: Renting a shared house with roommates can help you save monthly rent. Furnished and all-inclusive student apartments are also more convenient for students, and you don’t need to worry about additional costs like furniture or utilities. uhomes.com affordable student housing in Tokyo are sought-after by students, contact us to get student discounts, early-bird discounts, referral discounts, special packages, and cashbacks!

Transportation in Tokyo

Tokyo's public transportation system is renowned for its efficiency, punctuality, and extensive network, comprising dense train, subway, bus, and taxi lines operated by various companies. For daily commuting, trains and subways are the most convenient and cost-effective options for students. uhomes.com offers various student accommodations in Tokyo steps away from train and subway stations. Here is a breakdown of Tokyo public transport.

Tokyo's Core Rail Network: JR Lines

The Japan Railways (JR) lines and the subway system form the most convenient way to travel around central Tokyo. The JR train lines are distinguished by different body colours.

1. Yamanote Line - The Lifeline (Light Green)

The JR Yamanote Line is a circular route that encompasses many of Tokyo's major attractions and most transportation hubs, including popular destinations like Shinjuku, Shibuya, Ikebukuro, and Akihabara, as well as Takadanobaba—a key area for international students. The entire loop is about 20.6 km long, passes through 30 stations, and takes approximately one hour to complete. Trains run every 2-4 minutes and operate nearly 24 hours a day.

  • Operation: The line runs both clockwise (Outer Loop: from Shinagawa towards Shibuya) and counter-clockwise (Inner Loop: from Tokyo via Ueno towards Ikebukuro).
  • Fare: Fares typically range from ¥130 (minimum) to ¥190 (maximum) JPY.

2. Keihin-Tohoku Line - The Commuter Line (Sky Blue)

This local line connects Yokohama Station in Kanagawa Prefecture to Omiya Station in Saitama Prefecture. It runs parallel to the Yamanote Line between Tabata and Shinagawa in central Tokyo. The northbound section between Ueno and Akihabara is one of the most crowded routes in Japan during rush hour, as it serves passengers transferring from the Tohoku and Takasaki lines.
  • Express Service: Between Tabata and Hamamatsucho, the express trains only stop at major stations: Ueno, Akihabara, and Tokyo Station.

3. Chuo/Sobu Line - The Cross-City Link (Orange/Yellow)

This is the only JR line that cuts directly across the Yamanote loop. It has two main service types:
  • Chuo Rapid Line (Orange): Runs east-west, connecting Tokyo and Shinjuku and extending westward. It only stops at major stations like Shinjuku, Yotsuya, Ochanomizu, Kanda, and Tokyo Station.
  • Sobu Local Line (Yellow): This local service runs on the same track as the rapid line between Shinjuku and Ochanomizu, stopping at all stations, and extends all the way to Chiba Station.

4. Saikyo/Rinkai Line - The Western Link (Green)

This rapid line connects the southern part of Saitama Prefecture to Osaki, running parallel to the western half of the Yamanote Line (Ikebukuro, Shinjuku, Shibuya).
  • Rinkai Line Connection: The Rinkai Line, operated by Tokyo Waterfront Area Rapid Transit, connects seamlessly with the Saikyo Line, providing access to the Odaiba entertainment area. The Rinkai Line is NOT a JR line, and the Japan Rail Pass is NOT valid, so a separate ticket is required.
  • Many international students rent Tokyo student accommodation near Ikebukuro Station because it is a major transportation hub and one of Tokyo's iconic tourist destinations. Its excellent transit connections provide both easy daily commutes to school and effortless access to explore Tokyo's diverse attractions during leisure time.

5. Shinkansen - The Bullet Train

The Shinkansen is for long-distance, high-speed travel. If it is not necessary and not for cross-regional activities, it is not recommended to take the Shinkansen. The major lines passing through Tokyo are:
  • Tokaido Shinkansen: Connects Tokyo, Nagoya, Kyoto, and Osaka, reaching speeds of up to 300 km/h.
  • Other Lines: The Tohoku and Joetsu Shinkansen lines also depart from Tokyo and Ueno stations.

In Tokyo, there are two types of transportation IC cards with stored-value functions: Suica and PASMO. You just need to go to the ticket vending machine at the station and pay a deposit of 500 yen to purchase a transportation IC card.

Subway System

Tokyo primarily has two subway companies: Tokyo Metro (with 9 lines) and Toei (with 4 lines). Many of these lines connect with JR and private railways. Additionally, private companies operate suburban lines, with the private Yurikamome Line being the most convenient way to reach Odaiba.

  • Operation Hours: Generally from 5:00 AM to 1:00 AM. Trains run every 3 minutes during peak hours and every 10 minutes late at night.
  • Fares: Tokyo Metro starts at ¥160 JPY (cheapest for up to five stops). Toei Subway starts at ¥190 JPY (the most expensive). Fares are generally not interchangeable between the two companies.
  • Transfers: Each line has a designated colour for easy identification. Transfers can take 1-5 minutes, but at large stations, it may take longer or require passing through a ticket gate again.

Buses and Taxis

  • Buses (Public Bus): Slower and more expensive than trains, often used for areas not covered by the rail network. Fares are typically ¥200 JPY regardless of distance.
  • Taxis: Very expensive. The minimum fare starts around ¥630 JPY (for the first two kilometers). A 20% surcharge is applied between 10 PM and 5 AM.

What factors influence the rent price when renting in Tokyo?

Rent in Tokyo is primarily driven by factors like location (proximity to stations and central districts), housing age and type, and property features and amenities, which can significantly influence your rent prices.

  1. Location (Most Important): The ward (ku) is the biggest factor. Central wards like Shibuya and Minato are most expensive, while outer wards like Nerima are more affordable. Most students will rent a Tokyo apartment in proximity to the train station, maybe within a 5-10 minute walk.
  2. Age & Type of Housing:

    • Age: Brand-new apartments are most expensive. Choosing a place 10-20 years old can offer significant savings while still being comfortable.
    • Type: If your budget is sufficient, a private student apartment in Tokyo is a comfortable option. For greater affordability and social interaction, consider share houses (¥30,000-¥60,000 for a room) or guest houses, which are popular for lower startup costs and flexible contracts.
  3. Property Features & Amenities:

    • Size & Layout: Larger units (1LDK) cost more than compact studios (1R/1K).

    • Condition: A south-facing room, higher floor, or corner unit will increase the price.

    • Amenities: Buildings with an elevator, auto-lock security, built-in A/C, or pet-friendly policies add to the monthly cost.

For students, choosing a place a bit farther from the station or in an older building is the most effective way to lower costs.
