【General Supplementary Terms】 Room Lock-in Policy: All bookings are locked and effective only upon successful receipt of payment.

Short-Term Accommodation Rules (Applicable to Daily/Weekly/<30 Nights)

1. Daily: 100% of the room fee is required upon booking. Room locking is considered successful upon receipt of payment.

2. Weekly (<30 Nights):

① 50% of the room fee is required as a prepayment upon booking.

② The remaining 50% of the room fee must be paid in full within 3 days prior to check-in.

3. Cancellation and Modification Rules for Daily and Weekly Rooms:

① Cancellation 31 days or more before check-in date: Free cancellation, full refund of all payments made. ② Cancellation within 30 days (inclusive) of the check-in date: 50% of the paid room rate will be deducted as a cancellation fee, and the remaining amount (if any) will be refunded.

③ Rescheduling is generally not supported; however, if room availability permits, a one-time rescheduling can be negotiated through the channel (subject to final confirmation).

4. Deposit and Fees (Daily/Monthly):

① No deposit is generally required for short-term accommodation.

② If a deposit is required, it will be a fixed amount (not a multiple of the room rate) in advance.

③ Water, electricity, gas, and internet fees are included in the room rate (unless otherwise stated).

Residential Rental Rules (Applicable to monthly/annual rentals of ≥30 nights)

1. Payment Rules: After signing the rental agreement: Within 7 days, the following must be paid: the first month's rent and a deposit (one month's rent). Once the payment is received, the room is considered officially locked.

2. Deposit Instructions

Deposit Amount: 1 month's rent

Deposit Purpose:

① To offset unpaid rent.

② To offset actual repair, cleaning, and outstanding fees.

* A settlement statement will be issued within 30 days of check-out; any overpayment will be refunded, and any underpayment will be collected.

3. Early Termination and Penalty Rules

① Cancellation before move-in (after signing a contract): A penalty not exceeding 1 month's rent will be charged; any excess (if applicable) will be refunded accordingly.

② Early termination after move-in: Tenants must provide 30 days' written notice.

* Penalty Standards:

Less than 6 months of occupancy: Penalty capped at 1 month's rent.

6 months or more of occupancy: Penalty of 0.5 months' rent.

【Special Notes on Deposit for 31-45 Day Stays】 For residential rental bookings with consecutive stays of 30 to 45 nights (inclusive), the deposit standard is adjusted as follows:

The deposit amount is 0.5 months' rent; The purpose, settlement method, and refund time of the deposit are consistent with the residential rental deposit rules; For bookings with consecutive stays exceeding 45 nights, the deposit standard remains 1 month's rent.

This clause only applies to the deposit amount and does not affect the application of other residential rental terms.

4. Utilities (Water, Electricity, Gas, and Internet)

① Water/Electricity/Gas/Internet fees are borne by the tenant.

② Fees are settled based on actual bills or the agreed monthly fixed amount.

* Settlement will be completed upon check-out, with refunds for overpayments and additional charges for underpayments.

【1-3 Month Residential Rental - Special Agreement on Utilities (Water, Electricity, Gas)】 For residential rental orders with consecutive stays of 30 to 90 nights (inclusive):

The rent for this property includes a fixed monthly allowance for water, electricity, gas, and internet.

If the tenant's actual monthly usage does not exceed this fixed allowance, no additional charges will be incurred.

If the actual monthly usage exceeds the fixed allowance, the tenant will be responsible for the excess amount based on the actual bill issued by the local Japanese utility company.

The fixed allowances for water, electricity, and gas included in the rent are as follows:
Apartment: 10,000 JPY/month
Detached House: 20,000 JPY/month

Settlement method: Calculated monthly, based on the calendar month; a detailed breakdown of expenses or a bill will be provided as the basis for settlement; any excess can be deducted from the security deposit or paid separately by the tenant.

For rental periods of less than a full month, the fixed allowance and actual expenses will be proportionally calculated based on the number of days of stay.

The above fees include water, electricity, and gas under normal residential conditions.

If any unusual fees arise due to usage significantly exceeding normal residential needs, both parties may negotiate adjustments accordingly.
